A meeting of the District Valuation Committee was held on Wednesday in Bhopal regarding the new property guideline. In this, MLA Bhagwandas Sabnani said that there are still some discrepancies, which will be resolved. Meanwhile, MP Alok Sharma has written a letter to Collector Singh. He said that increasing property rates without the consent of MPs and MLAs is wrong. He advised to keep public sentiments in mind. Under the chairmanship of Collector Kaushalendra Vikram Singh, a meeting of the District Valuation Committee was organised on Wednesday in the meeting hall of the Collector’s office. MLA Sabnani was also present at the meeting. In the meeting, Senior Deputy Registrar Spnesh Sharma informed that according to the Sampada 2.0 software and a detailed study of satellite images (2017-2026), approximately 2175 locations in Bhopal district were studied. In today’s meeting, detailed discussions were held on the claims, objections, and suggestions received from all public representatives, along with the claims, objections, and suggestions received from common citizens. During the discussion, an increase in valuation was proposed for 732 locations. After a detailed discussion on all proposals, it was decided that the rates would be frozen in the upcoming meeting. Along with this, MLA Sabnani said in the meeting that discrepancies in the rates of two different plots of land in the same colony should be removed. CM will take final decision The guideline was discussed in a meeting held in the presence of public representatives. After this, the proposal will be sent to the state-level committee and then CM Dr. Mohan Yadav will take the final decision. Currently, from the general public to ministers and MLAs, everyone has objections regarding the proposed guideline. Their displeasure stems from the fact that rates have been increased by 50 per cent or more in over 100 areas. It is worth noting that this year, a proposal has come to increase property guideline rates at 732 prime locations in Bhopal. This directly means that registration will become more expensive. The cost of stamp duty will also increase. In such a scenario, those who dream of buying their own home in this era of inflation may now have to pay more than before. Meanwhile, rates will increase in Yashoda Nagar, Bhopal Talkies to Safia Road, Malipura, Maya Vihar, Pal Vihar, Ret Ghat to VIP Road, Kabarkhana, Gautam Nagar, Panchsheel Nagar, New Market, Roshanpura, Sevania Gond, Chowki Barkhedi, Aerocity Complex, Behta, Damkheda, and others. Additionally, there is a proposal to increase the guideline rates in Kolar Road, Banjari, Akbarpur, Bawadiakala, Misrod, Airport, and Ayodhya Bypass. Proposal for a 58 per cent reduction in the Bhauri area On one hand, where there is a proposal to increase property rates in hundreds of areas. On the other hand, a proposal is also being brought to reduce the guideline by up to 58 per cent in the Bhauri area. Farmers say that reducing rates where there are big government projects is beyond comprehension. The state’s first AI and Knowledge City is proposed in 3700 acres of the Bhauri area. Regarding this, farmers had also gone to the Bhopal Collector and registered an objection. Preparation to increase guidelines for the second consecutive year The Bhopal District Valuation Committee is preparing to increase the guidelines for the second time in 12 months. Prior to this, the guidelines were increased by an average of 11% at 1,312 locations. These include areas like Sultania Road, Gandhinagar, Danish Hills, Mechanical Market, Nayapura, Jahangirabad, and others. Draft released for these many locations A draft for a total of 2175 locations has been released. Within the municipal corporation limits, there is a proposal to increase property rates from 5% to 181% at 607 locations. The Registration Department has proposed increasing rates at 628 locations and merging 795 locations, which will also lead to price increases in these areas. According to the draft, the highest increase in the municipal corporation area is proposed in Nirmal City, located in Bhanpur, where the rate has been increased from Rs 6400 per square meter to Rs 18,000, an increase of up to 181%. 4 Sub-Registrar Offices in Bhopal In the district, registration of documents related to land and houses takes place in sub-registrar offices. For the convenience of the people, four sub-registrar offices are operating in Bhopal city. A new online system, Sampada 2.0, has been implemented to make the registration process easy and transparent. In this system, a physical site inspection of the property is done before registration. Photos are uploaded through geo-tagging. This ensures the correct location and information of the property and makes the process more transparent. Guideline rates may increase due to these reasons 38 locations were affected due to new colonies approved by TCP and public amenities. 18 locations were impacted by the construction of new national highways, bypasses, and ring roads. Additionally, 3 locations were found to be affected by the establishment of new industrial and special economic zones. Thus, a rate increase has been proposed for a total of 621 locations in the district. These include Kolar Road, Ayodhya Bypass, Raisen Road, Bhopal Bypass, and several posh areas, where buying property could become more expensive.
