A proposal has been made to increase guideline rates for properties across 621 prime locations in the city. This means registration will become more expensive, and stamp duty costs are also likely to rise. In the current era of inflation, homebuyers may now have to pay significantly more. If implemented, the proposal will affect prime locations including Kolar Road, Ayodhya Bypass, Raisen Road, and Bhopal Bypass, making property transactions costlier. However, public representatives have expressed dissatisfaction over the proposed increase. They argued that many locations had already seen a rate hike last time. Bringing in another proposal now would directly impact the pockets of ordinary buyers, requiring them to pay hefty amounts. The Bhopal District Valuation Committee is preparing to raise guideline rates for the second time in 11 months. Earlier, average rates were increased by 11% across 1,312 locations, including Sultania Road, Gandhinagar, Danish Hills, Mechanical Market, Nayapura, and Jahangirabad, among others. Valuation Committee discussed new rates The Valuation Committee discussed the new rates in a meeting chaired by Collector Kaushalendra Vikram Singh at the Collectorate’s meeting hall. Proposed guideline rates for 2026-27 were reviewed in detail. Data from the Sampada portal was analysed, examining newly approved colonies, industrial areas, rapidly developing regions, and commercial zones. Based on market trends, the committee identified locations where rate revisions were necessary. Factors such as market value, newly developed areas, national highways, and industrial expansions were considered. Review of Last Year’s Figures Also Registration data from 2025-26 was also reviewed. It revealed that higher transaction values had prompted recommendations to raise rates for 1,307 locations. During the review, 203 locations within the same ward were identified where significant rate differences existed between colonies. Based on surveys by registration officers and new development projects, an additional 91 locations and 37 change-detection sites were proposed for rate increases. Guideline rates may increase due to these reasons New colonies approved by TCP and public amenities affected 38 locations. New national highways, bypasses, and ring roads impacted 18 locations, while the establishment of new industrial and special economic zones affected three locations. In total, the proposal covers 621 locations, including Kolar Road, Ayodhya Bypass, Raisen Road, Bhopal Bypass, and several posh areas, making property purchases costlier in these prime zones. Proposals will be uploaded on portal The preliminary proposal will be uploaded on the Sampada 2.0 portal. Senior district registrars and the District Valuation Committee have instructed that all information be entered accurately. Citizens can also provide feedback through the portal, which will be considered before finalising the rates.
