Big banks, companies, and wealthy families pay them lakhs of rupees every month. How much Indian celebrities earn from rent? Bollywood superstar Amitabh Bachchan and his son Abhishek Bachchan make huge money from rent. Citing the real estate research firm Zapkey.com, the news outlet ‘The Quint’ said in a report that they had rented out the ground floors of two properties near their famous home, ‘Jalsa’, in Mumbai. Who pays the rent? State Bank of India (SBI). How much is the rent? SBI pays them ₹18.9 lakh (nearly ₹19 lakh) every single month. Other celebrities earning rents in lakhs: India’s rental yield: Commercial vs residential When people invest in property, they look at the rental yield. This simply means the percentage of rent you earn back each year compared to the total cost of buying the property. In India, there is a big difference between renting out houses and renting out commercial spaces like shops and offices: Residential: The returns are low. Landlords usually make net of 2% to 4% of the house’s total value per year through rent, according to Akash Pharande, Managing Director, Pharande Spaces. Commercial: The returns are much higher. Pharande and a Pune-based real estate developer ‘Namrata Group says landlords can make 6% to 10% of the property’s value per year. This is why many celebrities choose to buy and rent out shops or offices instead of residential properties. Residential real estate would prove to be a sensible option for first time investors owing to its low capital requirements, easy availability of finance, and consistent demand. In case of residential properties, the landlord tends to quickly find tenants but the waiting time in case of the latter is longer. So, the commercial property owner might have to sit without rental income for a longer time as compared to residential. The 6–10% commercial yield can really dazzle investors. The real estate market in India is massive, and it is growing rapidly because of urbanisation. Experts believe the market will continue to grow very quickly and cross $1,436.7 billion or ₹136 lakh crore by the year 2030.
