Property prices in Madhya Pradesh have increased from April 1 following a revision in guideline rates. Out of 105,000 locations in the state, rates have been increased in around 65,000 locations. In Bhopal, prices will rise at 740 locations, while Indore has the highest number of revised locations at 2,625. Overall, property purchases across the state will now become more expensive, with an average hike of around 16%, compared to 13% last year. No increase has been made in 28,396 locations. Sharp increase in Bhopal, prices up to 181% In the state capital Bhopal, property rates will increase by 20% to as much as 181% in areas such as Bhanpur, Kolar Road, Mendora-Mendori, Ayodhya Bypass, and Nishatpura Road. A total of 63 claims and objections were reviewed in three meetings. Of these, 34 suggestions were partially accepted, 4 were fully accepted, and 22 were rejected. Three suggestions, including those from CREDAI Bhopal, have been forwarded to the Central Valuation Board. The revised guideline was approved on March 26 and has come into effect from April 1. Proposal on re-transfer of property CREDAI suggested that, on the lines of Maharashtra, if a property is re-transferred within three years, the previously paid stamp duty should be adjusted in the new registration. Currently, buyers are required to pay full stamp duty again on quick resale of the same property, which is considered impractical. The proposed adjustment could ease transactions, boost investment, and improve market liquidity, while benefiting government revenue in the long term. Guideline rates increased for second consecutive year The Bhopal District Valuation Committee has increased guideline rates for the second time in 12 months. Earlier, rates were increased by an average of 11% across 1,312 locations, including Sultanian Road, Gandhinagar, Danish Hills, Mechanical Market, Nayapura, and Jahangirabad. Registration system and Transparency measures Property registration in Bhopal is carried out through four sub-registrar offices. To simplify and ensure transparency, the Sampada 2.0 online system has been implemented. Under this system, physical inspection of the property is conducted before registration. Geo-tagged photographs are uploaded to verify the location and details, ensuring transparency in the process. Reasons behind the rate hike The increase in guideline rates is attributed to multiple factors: In Bhopal district alone, 720 locations were proposed for rate hikes, which have now been approved. Guideline values for 2625 locations in Indore will increase In Indore, guideline rates have been increased at 2,625 locations, with a minimum hike of 10% and up to 200% in acquisition-affected villages. Areas such as Malakhedi, Mukata, Nagpur, Mandot, Sinnod, Kadwali Buzurg, Palasia, Mandlawada, Bhondwas, Faraspur, Melkalma, Chatgara, Khamod Anjana, Piplai, Chitoda, Magarkhedi, Tumni, Ralamandal, Gulawat, Thirkhedi, Balchara, and Dayakhedi are included. In Malakhedi, residential plot rates increased from ₹1,600 to ₹2,600 per square metre, while commercial plots rose from ₹1,600 to ₹4,000—an increase of around 150%. Other villages saw hikes between 50% and 135%. Urban areas witness 70–80% increase In urban areas, guideline rates have risen by 70% to 80%. In Talawali Chanda, residential plots saw a 200% increase, while commercial plots in Kalindi Park also witnessed hikes of up to 200%. In Casa Homes Talawali Chanda, rates increased from ₹8,000 to ₹28,000 per square metre. In Kalindi Park, commercial plot rates rose from ₹31,400 to ₹108,000 per square metre. Over 25 locations in Ujjain see 100 to 150% increase In Ujjain, the new collector guideline has come into effect, with 100% to 150% hikes proposed at over 25 locations in both urban and rural areas. Key areas include Tirupati Grand, Mahakal Marg, Dussehra Maidan, Wazir Park, Mahalakshmi Nagar, and the medicine market. Rural areas such as Datana, Narwar, Piploda, and Jeevankhedi may see increases of 50% to 100%. The rise is attributed to infrastructure development linked to the Indore-Ujjain corridor and the Simhastha event. 25 to 98 percent increase in Gwalior In Gwalior, guideline rate hikes ranging from 25% to 98% have been proposed in areas such as Sagar Tal Road, Bhind Road, Morena Road, and Sheetla Mata Temple area. Other key proposals include: Jabalpur: Rates Increased up to 99% In Jabalpur, guideline rates have been increased by up to 99%. In the Jyoti Cinema Complex area, rates have risen from ₹120,000 to ₹160,000 per square metre. Other revised rates include: In areas like Binaiki, Sai Colony, and Vidit Signature, rates now range between ₹16,800 and ₹32,600 per square metre.
